Portfolio Manager

About the role

Old Mutual is looking for an experienced Property Portfolio Manager to lead senior‑level property management across its Southern Region portfolio, based in Bulawayo. You will be responsible for maintaining high standards of property performance, tenant satisfaction, and financial results.

Key responsibilities

• Provide leadership and oversight to the regional Property Services team.
• Manage day‑to‑day operations, maintenance, space utilisation, and lease administration.
• Develop and monitor portfolio budgets, ensuring profitability and financial performance.
• Build and maintain strong tenant relationships, addressing concerns promptly.
• Ensure compliance with all local, regional and national health, safety and regulatory standards.
• Prepare regular reports on occupancy, performance and financial metrics for senior management.
• Develop and execute strategies to maximise property value and achieve organisational goals.
• Cross‑sell Old Mutual Group products where appropriate.

Required profile

• 5+ years of experience in asset/property management or real‑estate operations.
• Bachelor’s degree in Real Estate Management, Property Development, Estate Management or related field (Master’s preferred).
• Membership with REIZ or EAC and knowledge of MRI or similar real‑estate software is an advantage.
• Strong analytical mindset, attention to detail and decisive decision‑making.
• Excellent interpersonal, communication and organisational abilities.
• Proven ability to lead and build a high‑performing team.

Required skills

• Advanced Excel for spreadsheet analysis.
• Experience with MRI or other real‑estate management software.
• Budget management and financial analysis.
