Portfolio Manager

About the role

Old Mutual is looking for an experienced and dynamic Property Portfolio Manager to provide senior oversight of its property portfolio in the Southern Region, based in Bulawayo. The role involves managing a diverse set of properties, ensuring high standards of maintenance, tenant satisfaction, leasing, and financial performance.

Key responsibilities

• Provide senior‑level guidance and support to the Property Services team.
• Oversee day‑to‑day operations, maintenance, space‑use analysis, and lease administration.
• Develop and manage portfolio budgets, monitor financial performance, and ensure profitability.
• Foster positive tenant relationships and address concerns promptly.
• Ensure compliance with local, regional, and national regulations, including health and safety.
• Prepare regular reports on occupancy, performance, and financial metrics for senior management.
• Develop and implement strategies to maximise property value and achieve organisational goals.
• Promote Old Mutual’s product range to clients as part of cross‑selling activities.

Required profile

• 5+ years of experience in asset/property management or real‑estate operations.
• Bachelor’s degree in Real Estate Management, Property Development, Estate Management or related field (Master’s preferred).
• Membership with REIZ or EAC is an advantage.
• Strong analytical ability, attention to detail, and decisive decision‑making.
• Excellent interpersonal, communication and organisational skills.

Required skills

• MRI or other real‑estate management software.
• Advanced Excel for spreadsheet analysis.
