Building Manager / Facilities Caretaker

About the role

Old Mutual is seeking a Building Manager/Facilities Caretaker to ensure its premises are safe, secure, clean, and fully functional. You will coordinate maintenance, supervise contractors, support tenants, and protect the property’s value.

Key responsibilities

• Conduct regular building inspections and ensure all facilities and equipment operate correctly.
• Address plumbing issues such as leaks, blocked drains, and gutter problems, either by repairing or arranging contractors.
• Monitor and maintain electrical and mechanical systems including lifts, HVAC, generators, lighting, boreholes, and fountains.
• Oversee structural and carpentry repairs for walls, roofs, doors, windows, floors, and parking areas.
• Supervise security contractors, track guard attendance, and support fire safety and emergency procedures.
• Manage cleaning contractors to keep public areas, toilets, basements, and car parks hygienic.
• Coordinate landscaping services to maintain gardens and surrounding grounds.
• Build positive tenant relationships, address facility concerns, and represent the organization professionally.
• Verify contractor attendance, work quality, and maintain accurate maintenance records.
• Prepare periodic reports, manage inventory, track consumables, and assist with rent collection.
